Ready When Whole Streets Need Re-Siding

Siding and window replacements here often come up a street at a time. Most of the city went up in one burst between 1990 and 2010, after the Highway 13 upgrade opened the area. The Pointe's 241 brick-front homes from 1996 to 2002 and the two-story homes in Dufferin Park are now reaching their first replacement for Windows, Siding, roofs, and Gutters together. Same-size replacements go through the city's basic permit path.

What the Bluff Changes

The city runs from the river flats to a ridge, and the housing changes with the elevation. Woodhill is the high ground around the water tower at 138th and Boone, with McColl Drive following a steep bluff below it. Homes on that slope take the wind first, and water runs off their lots fast. Down along Highway 13, the old river-town blocks by the 1880 depot carry the few pre-1970 houses in town.
